These Terms of Use (the “Agreement”) govern the use of the website ultradxb.com (the “Site”), owned and operated by a company registered in Israel (the “Administration”).

Ultra DXB is an information aggregator (catalog) of real estate in Dubai (UAE). The Site allows users to:

  • Review information about real estate projects in Dubai;
  • Submit a request for a consultation;
  • Contact agents or developers through the Site.

The Site acts solely as an intermediary that passes user requests to third parties — real estate agencies and developers. The Administration is not a party to any real estate transactions and is not responsible for the actions of third parties.

3. Disclaimer

3.1 Information on the Site

All information about real estate projects, including prices, floor plans, handover dates and terms, is provided by agents and developers. The Administration does not verify the accuracy of this information and is not responsible for its accuracy, timeliness or completeness.

3.2 Third-Party Services

Any relationship arising between a user and agents or developers is governed solely by agreements between them. The Administration is not a party to such relationships and is not responsible for:

  • The quality of services provided by agents and developers;
  • The fulfilment of obligations under real estate transactions;
  • Any losses or damages arising from interaction with third parties;
  • The correspondence of properties to the descriptions posted on the Site.

3.3 Investment Risks

Information on the Site does not constitute investment advice. Real estate investments carry risk. Users make investment decisions independently and bear full responsibility for their actions.

4. Use of the Site

The user undertakes to:

  • Use the Site solely for lawful purposes;
  • Provide accurate information when filling in forms;
  • Refrain from any actions that could harm the Site or its users;
  • Not use automated data-collection tools without the written consent of the Administration.

5. Intellectual Property

The Site is provided “as is”. The Administration does not guarantee uninterrupted operation of the Site and is not liable for any direct or indirect damages arising from the use of, or inability to use, the Site.

7. Governing Law and Jurisdiction

This Agreement is governed by the laws of Israel. All disputes are subject to the jurisdiction of the courts of Israel in accordance with applicable law. Users from the EU also enjoy the rights provided under the GDPR.

8. Changes to the Terms

The Administration reserves the right to amend this Agreement at any time. Continued use of the Site after the publication of changes constitutes acceptance of the updated terms.
